So, how can middle and average income earners still relatively pay small small and buy lands for sale in Lagos with installment, that won’t require them taking a loan?.
Although, we understand a lot of Nigerians love the word “CHEAP”, but when it comes to buying lands for sale in Lagos, you have to be very careful with the type of cheap land you buy.

1) Epe
Have you visited Epe lately?, oh my God! you’re really missing a lot. Epe has better road network than Ikorodu and Badagry combined.
We’re not exaggerating, simply do a Youtube search of “Ambode projects in Epe”, and you will see for yourself. Lands for sale in Epe, Lagos have some unique advantages apart from the land is cheap.
Natural Ambiance
Epe is naturally gifted with the Lagoon and greenery landscapes, the soothing breeze is far more natural than the polluted and noisy version of other parts of Lagos.
Solid and Dry Land
Unlike the marshy and swampy topography, in Lekki down to Ajah, Epe has a far more dry and solid dry land.
So, Epe land is less prone to flooding that plagues the Lekki neighbourhoods, most importantly, it will cost less to build here too.
2) Agbowa, Maya, Imota in Ikorodu
For the Ikorodu and mainland lovers, Imota to Agbowa is a good alternative to secure a cheap land in Lagos, land here still relatively sell below N2m for a full plot and just like Epe, it’s a solid land too, thereby reducing the cost for you to build on the land.
However, lands for sale in Ikorodu, Lagos still remains one of the locations with high risk of buying a property. If you plan to buy and build, these places in Ikorodu is a bit advisable.
But it’s not advisable for investors who want to buy land and keep, to buy a cheap land for sale in Ikorodu.
3) Lafiaji, Off Orchid Road, and Lekki Scheme 2
You might be surprised to find a location in Lekki in a list of pay small small lands for sale in Lagos, but Lekki, still command high return over investment more than any other location in Lagos, so why not invest in Lafiaji then?.
With average cost of a full plot in Lekki pegged at N45m for 400sqm, you can still get lands for sale at N25m in Lafiaji, Ajah and Ogombo, Lagos.
Moreso, with the extreme rapid pace of development on Orchid road, with over 50 ongoing estate developments going on simultaneously.
You can pay small small to buy few plots of land in Lafiaji, Badore, Ogombo and Abraham Adesanya, cash out in 2 to 3years time, when most of the lands for sale in Orchid, Lekki would have been exhausted.
4) Lagos Border Towns
Wait, Lagos is getting more populated, land space is reducing daily as more houses are being built. People have already started moving to cheaper neighbourhoods, you should consider it too.
10years ago, places like Arepo, Mowe, Abule-Egba, were outskirts with bush, that’s not the case any longer. Recently, house rent and prices have risen in these Lagos border towns, so don’t ignore it.
Simply check land prices in Magboro, Alagbado, Sango etc and you will be shocked. Nonetheless, as we always advise, it’s not a must you build in these Lagos border towns and move there.
You can build there and rent it out, but don’t let the opportunity pass, buy a cheap land in Lagos border towns with flexible installment.
5) Badagry
Yes, Badagry is also Lagos, and land in Badagry is surprisingly very cheap. Badagry like Lekki boast of coastal islands, beaches and Lagoon.
Yet, pace of development, particularly road network in Badagry is poor, we still don’t understand why that part of Lagos is ignored.
However, learning from our the backwater Lekki transformed from 2009, Badagry can also witness a similar revival. For now though, land in Badagry, Lagos is still very cheap, and you can invest in a few plots.
