Natural Ambiance
Epe is naturally gifted with the Lagoon and greenery landscapes, the soothing breeze is far more natural than the polluted and noisy version of other parts of Lagos.
Solid and Dry Land
Unlike the marshy and swampy topography, in Lekki down to Ajah, Epe has a far more dry and solid dry land.
So, Epe land is less prone to flooding that plagues the Lekki neighbourhoods, most importantly, it will cost less to build here too.
2) Agbowa, Maya, Imota in Ikorodu
For the Ikorodu and mainland lovers, Imota to Agbowa is a good alternative to secure a cheap land in Lagos, land here still relatively sell below N2m for a full plot and just like Epe, it’s a solid land too, thereby reducing the cost for you to build on the land.
However, lands for sale in Ikorodu, Lagos still remains one of the locations with high risk of buying a property. If you plan to buy and build, these places in Ikorodu is a bit advisable.

Wait, Lagos is getting more populated, land space is reducing daily as more houses are being built. People have already started moving to cheaper neighbourhoods, you should consider it too.
10years ago, places like Arepo, Mowe, Abule-Egba, were outskirts with bush, that’s not the case any longer. Recently, house rent and prices have risen in these Lagos border towns, so don’t ignore it.

Yes, Badagry is also Lagos, and land in Badagry is surprisingly very cheap. Badagry like Lekki boast of coastal islands, beaches and Lagoon.
Yet, pace of development, particularly road network in Badagry is poor, we still don’t understand why that part of Lagos is ignored.
However, learning from our the backwater Lekki transformed from 2009, Badagry can also witness a similar revival. For now though, land in Badagry, Lagos is still very cheap, and you can invest in a few plots.
