Are Estates In Lagos Immune to Government Regulation?

Based on public belief, that estates are safe, perfect papers and free from government, but is that the case?

Lagos state government has regulations for both residential, commercial and industrial areas, enforced by Ministry of physical planning and Ministry of environment. Therefore, an estate or gated estate is no different from a normal street or community. Despite the fancy gate house, flashy street lights and upgraded infrastructure in most of these eatates.

They must still adher to approvals, permits, setbacks, zoning, as stipulated by Ministry of environment and physical planning. Moreso, residents of the estates are also applicable for state levies, tax and fines, regardless of whether it’s an estate or not.
